Your notice of termination
Five lines — and your notice to the landlord is ready to sign
Your name, the landlord or agent, the address, the day you serve the notice and the termination date. The notice fills in as you type, with the RTB sentence a valid notice needs; open it to sign and send.
- Sign it — every tenant on the lease — and serve it by letter or email; keep proof of the day it was received.
- Pay rent up to the termination date, take meter readings and photos, and ask for a joint inspection.
- After you leave, send the deposit letter; if the landlord keeps money you disagree with, the RTB's dispute service can decide.

Questions
How much notice does a tenant have to give in Ireland?
It depends on how long the tenancy has lasted: under 6 months 28 days, 6 months to 1 year 35 days, 1–2 years 42 days, 2–4 years 56 days, 4–8 years 84 days, 8 years or more 112 days.
Do I need to give a reason to end my tenancy?
No, unless you're leaving because the landlord breached their obligations — then you give the reason, after a written warning, with 28 days' notice.
Can I end a fixed-term lease early?
Only if the lease has a break clause, the landlord agrees, the landlord breached their obligations and didn't fix it, there is a serious risk to safety, or the landlord refused to let you sublet or assign. Otherwise you may lose some or all of the deposit or owe rent.
Can I send the notice by email?
Yes — the RTB says a notice can be a letter or an email. It must still be signed and give the date it is served and the termination date.
When do I get my deposit back?
As soon as possible after the tenancy ends, unless the landlord has a legal reason to keep some of it. If you disagree with a deduction, the RTB's dispute resolution service can decide.
Is it free? Do I need to sign up?
It's free and you don't need an account: fill it in and download. With a free account you can save a copy to your Layers and come back to it later.
