Your monthly amortization — and how much of your pay it takes

Put in the selling price, your down payment (equity), the interest rate in your offer, the term and your gross monthly income. You see the loan, the monthly amortization, the total interest and the share of your pay, plus an Excel amortization schedule for all the months. No sign-up.

  1. Ask Pag-IBIG or your developer for the exact rate, repricing period and loanable amount — then put them here.
  2. Check the share of your pay: the Excel file shows the payment for every month and the balance left each year.
  3. Prepare the documents early: the Word file has a checklist you can tick.

Arithmetic only: the standard amortization formula (equal monthly payments, interest on the declining balance). The rate is yours to enter: Pag-IBIG sets rates, promos, repricing and the loanable amount, and fire and life insurance premiums are usually added to the monthly payment. Not financial advice.

Questions

How is the Pag-IBIG monthly amortization computed?

With the standard amortization formula: equal monthly payments where each month's interest is charged on the balance left. The calculator and the Excel file use the same formula.

What interest rate should I use?

The one in your Pag-IBIG offer or the developer's computation. Rates depend on the program, the loan amount and how long the rate is fixed, and they change — so the rate is yours to enter.

How much of my salary can go to the amortization?

Pag-IBIG decides your loanable amount based on your capacity to pay. The calculator shows the share of your gross income and the income at which the payment would be 35% of pay, as a yardstick.

Is insurance included?

No: the amount is principal and interest only. Insurance is usually added to the monthly payment — ask Pag-IBIG or your developer for the exact amount.

What documents do I need?

The Word file has a checklist: application form, IDs, proof of income, title and tax declaration, the contract to sell and others. Pag-IBIG gives the exact list for your case.

Is it free? Do I need to sign up?

It is free and you do not need to sign up: fill in, see the result and download the Excel and Word files. With a free account you can save a copy to your Layers.
