Fill in the property, rent and dates first. The inventory is what prevents most handover arguments later.

If someone is abroad, do the SPA before collecting the lease signatures so the representative's role is clear in the final PDF.

Questions

What does a lease agreement mean?

It records who may use the property, for how long, for what rent, and the duties of the lessor and lessee. The written terms are the reference when a payment, repair or handover is disputed.

Does a residential lease need to be notarized?

Not every short residential lease is invalid without notarization, but notarization is commonly used as proof. Registration and formal requirements can matter for longer terms and third parties; ask a Philippine lawyer or notary about your case.

What if the lessor is abroad?

The lessor can grant a lease-specific Special Power of Attorney. Depending on the country, it is notarized and apostilled or acknowledged by a Philippine embassy or consulate, then the representative signs the lease for the lessor.

What should we bring to the notary?

The completed but not prematurely notarized lease, inventory, original government IDs for the people appearing, and the original SPA when a representative signs. Ask the notary in advance who must appear.
