Can an agent charge an application fee?
Not in NSW, where only the holding fee, bond, rent and lease registration can be charged, and not in Victoria, where application fees are banned. Rules differ in other states.
How much bond can they ask for?
In NSW, no more than 4 weeks' rent. Bond rules are state laws, so check your state's renting authority.
What documents should I attach?
Photo ID, proof of income (payslips or a bank statement without transactions), your rental history and references. In Victoria an agent can ask for no more than two income documents and two ID documents.
