See the payment schedule — then verify the law
Add rent, deposit, other disclosed move-in charges, and the planned term. The calculator totals money only; it does not decide whether a charge or lease clause is lawful.
- Check state and city rules for deposits, fees, notices, entry, habitability, and required language.
- Attach a move-in condition record and every mandatory disclosure before signing.
- Use lawful notice and court process where required; never rely on self-help eviction.
Educational starting point, not legal advice. State and local rules vary. Most pre-1978 housing requires a federal lead disclosure package; fair-housing duties apply independently of this form.

Questions
Is this lease ready to sign in every state?
No. It is a general US starting point. State and local law can require exact wording, addenda, limits, notices, registration and disclosures.
What about housing built before 1978?
For most pre-1978 housing, federal law requires lead-hazard information, known-condition disclosure, records and a lead warning statement before the lease is signed.
Can the landlord change the locks after nonpayment?
This template does not authorize self-help. Use the notices and judicial process required by applicable law and get local legal guidance.
Does the pet rule apply to assistance animals?
Do not treat assistance animals as ordinary pets where fair-housing law requires a reasonable accommodation. Review the actual request and applicable guidance.
Do deposits have the same rules everywhere?
No. Limits, permitted deductions, accounts, interest, receipts and return deadlines vary by state and city.
